The problem

Three versions of what's available

"The price sheet on the wall was Monday's. The spreadsheet on my laptop was Wednesday's. The website was whatever the agency last uploaded. A buyer asked about 504 and three of us gave three answers." Presale sales runs on a few facts that change daily: what's available, what's on hold, what it costs and who wants it. When those facts live in separate places, every screen and every agent is a little out of date.

What's live today and what's coming. Our web tours and sales galleries are live, with availability read from one inventory and registrations that arrive tagged with what the buyer viewed. SalesLink is coming. It's the module that will hold inventory, pricing, holds and leads in StudioLink, add a buyer marketplace, and connect to the CRM you already use, including Spark and Avesdo. Contracts are not offered.

What to know

How presale inventory actually moves

Releases. Most projects don't put every home on the market at once. They release in tranches, often starting with the homes most likely to set the pace, and hold others back to protect pricing. Inventory software has to show a home as unreleased, available, held, reserved or sold, and everyone has to agree on what each state means.

Holds. A hold is where things go wrong. An agent holds a home for a buyer who is thinking it over, the hold expires, and nobody tells the next agent. Clear rules on who can hold, for how long and who can release it matter more than the software.

Disclosure comes first. In British Columbia, a developer generally must file a disclosure statement under the Real Estate Development Marketing Act before marketing a presale, and buyers have a seven-day right to rescind after signing and receiving it. Your marketing should match what the disclosure says. Rules and exemptions vary, so check with your lawyer. The practical point: images on the tour, the screens and the brochure should all come from the approved set.

Who uses it

Who will work in SalesLink

Sales managers will set releases, pricing and hold rules. Agents and brokers will see status, hold homes and follow their own leads, with access set per person. Marketing will see which campaigns bring registrations. The developer will see absorption against plan. Each sees the same inventory, and the tour, screens and price sheet will update from it at once.

Monday: set the release

The sales manager decides which homes go on the market this week. Today that lives in the inventory you already keep, and we scope how it reaches the tour. With SalesLink (coming), it's set once in StudioLink.

Midweek: holds and follow-ups

Agents hold homes for buyers who are close, and call registrants. The registration already says which homes the buyer viewed, so the call starts with context.

Weekend: the sales centre

Buyers walk in having explored the tour at home. The screens show the same status the website does, because both read one inventory.

Month end: report

The developer reviews what sold and what didn't. With SalesLink (coming), price history and lead sources will sit on the same record.
