"We had serious interest from overseas, but the tour was in English, the prices were in Canadian dollars and the plans were in square feet. By the time our broker translated everything, the buyer had moved on." Selling to buyers in another market means selling across language, currency, units and time zone at once. Most projects handle it with translated PDFs and a broker working late, which is slow and easy to get wrong.

International editions are coming. They are in development, not live today. What works today is the tour itself: a web tour runs in any browser, anywhere, so an overseas buyer can already explore the project. What's coming is the market edition: the same tour, gallery and registration in the language, currency and measurements that buyer uses, all from one source.

What to know first

Before you market to buyers abroad

Check who is allowed to buy. In Canada, a federal law has restricted most purchases of residential property by non-Canadians since 2023, with exceptions, and it has been extended before. British Columbia also applies an additional property transfer tax to foreign buyers in some regions. Rules change, so confirm the current position with your lawyer before you spend on overseas marketing. If you are selling a project outside Canada, the market you sell into will have its own rules.

Translate the meaning, not the words. A floor area in square feet reads differently to a buyer who thinks in square metres. Room names, balcony conventions and what counts as a bedroom vary between markets. A literal translation can make a good plan look small or confusing.

Keep every edition tied to one source. The risk with a translated brochure is that it's out of date the day it's printed. If the English version changes and the Mandarin version doesn't, you now have two stories about the same home, and your disclosure material only matches one of them. Can non-Canadians buy presale condos in Canada?+
