Who uses it, and when

Staging shows buyers how a home lives

Empty rooms are hard to read. Most buyers can't tell from a plan whether a sofa and a dining table fit, or where the bed goes. Staging answers that. At presale, virtual staging dresses rendered interiors for the buyer you're targeting. Near completion, it dresses photos of finished homes that haven't sold. For a show home, physical staging brings the same style into a real room.

The developer and the sales team decide the buyer profile, the interior designer sets the finishes, and the stager chooses furniture and styling. The work is only useful if all three agree.

Staging matters most for homes that are hard to picture: compact plans, unusual shapes, open layouts where the zones aren't obvious, and larger homes where buyers wonder how to fill the space.
