Who uses it, and when

A project website has three lives

Most presale projects need a website in stages. First, a registration page goes up with the name, a hero image and a sign-up form, often months before the sales centre opens. Then the full presale site launches with the gallery, floor plans, availability and the web tour. After sell-out, the site becomes a community or leasing page, or it winds down.

The developer owns the site and the list of registrants. The marketing team runs the content, the sales team answers the leads, and the brand and imagery come from the studio. A site built from the approved brand and media keeps those people working from the same source.

Treat the site as part of the launch plan, not a separate job. The registration page, the full site and the tour share a domain and a lead list, so registrants carry through each stage. Nothing needs to be rebuilt between stages.

What a presale site needs

The pages buyers look for

  • ✓Home: the project in one image and one line, with registration.
  • ✓Homes: plan types with the homes that match, and availability.
  • ✓Gallery: approved stills, films and 360 views.
  • ✓Neighbourhood: what's nearby, told plainly.
  • ✓Team: developer, architect, designer and builder, which buyers use to judge trust.
  • ✓Register: a short form with clear consent wording.
  • ✓Disclaimers: the wording your lawyer approves, on every page that shows the project.
What goes wrong

Why presale sites fall out of date

What it costs

Availability that's wrong

The site says a home is available after it sold, and the buyer finds out on the phone.

How it’s solved

Availability and registration come from the tour, which draws on one inventory, so the site and screens agree.

What it costs

Old images still live

A new rendering is approved, but the site keeps the old one because updating it needs a developer.

How it’s solved

The site is built from approved media. Approve a new render and it's ready on the site, and nothing goes live until you publish.

What it costs

Leads lost in an inbox

Registrations arrive as emails and nobody follows up for days.

How it’s solved

Registrations land in your lead list with what the person viewed. Full inventory and lead management in SalesLink is coming.

What it costs

Consent not recorded

Canada's anti-spam law requires consent for commercial email, and privacy law covers the personal information you collect.

How it’s solved

Forms record consent with each registration. Have counsel review your consent wording and privacy policy.

How it's made

From brand package to live site

01

Domain

The site runs on your own domain. Secure it early, ideally when the name is chosen.

02

Content plan

Pages for the project, homes, neighbourhood, gallery, team and registration. Send the drawings or floor plans (CAD, Revit, SketchUp or PDF), the finish schedule, the landscape plan and approved copy.

03

Apply the brand

The site is built from your brand package. You can preview a different package across the whole site before you switch.

04

Connect the media

Approved renderings, films and 360s come straight from the library.

05

Connect availability and registration

From the tour, so the site and the sales centre show the same inventory.

06

Review and publish

You review on the record and publish. Nothing changes without your approval.

One scene, every use

The site is one view of the project record

The website is not a separate production. It is built from the brand package, the approved renderings and films, and the tour's availability. That means the site, the tour, the sales-centre screens and the broker kit all show the same images and the same homes. When a rendering is approved or a home sells, everything that depends on it is ready to update, and you decide when it goes live.

Plan the site's stages when you plan the launch. A registration page that goes up early builds your list, and the full site can follow without moving domains or losing registrants.

Questions

When should a presale website go live?+

A registration page usually goes up well before the sales centre opens, with the full site at launch. Work back from your opening date.

Can the website show live availability?+

Yes. Availability comes from the tour, so the site, tour and sales-centre screens show the same homes.

Can we use our own domain?+

Yes. Every site runs on your domain.

Who can edit the site?+

You decide. Changes are reviewed on the record, and nothing goes live until you publish.

Do we need consent to email registrants?+

In Canada, commercial email generally needs consent under anti-spam law. Have counsel review your wording.

Can we change the brand later?+

Yes. Preview a different brand package across the whole site before you switch.

Does the site connect to our CRM?+

Spark and Avesdo sync through SalesLink is coming. Tell us what you use and we'll scope the connection.

Do we keep our registrant list?+

Yes. The list belongs to you, and registrants land in your lead list with what they viewed.
